A hedonikus ármodellek szerepe a vadászati haszonbérleti díjak elemzésében: nemzetközi tapasztalatok és hazai vonatkozások

A vadászati haszonbérletek díjképzésének megértése egyre fontosabb a földtulajdonosok, a vadászatra jogosult szervezetek és a szakpolitika számára. A nemzetközi szakirodalom alapján a hedonikus ármodell hatékony módszert kínál a bérleti díjak meghatározó tényezőinek feltárására. A tanulmány áttekinti e modell elméleti alapjait és alkalmazásait, különös tekintettel a vadászati szektorban végzett kutatásokra. Az eredmények szerint a bérleti díjakat elsősorban a terület természeti adottságai, a vadállomány nagysága és összetétele, valamint a szerződéses feltételek és a piaci környezet alakítják. Bár az egyes országok és régiók tapasztalatai eltérnek, a főbb összefüggések konzisztensen megjelennek: a nagyvadfajok jelenléte, a változatos élőhely és a jobb megközelíthetőség rendszerint magasabb bérleti díjjal jár. A magyar szabályozási környezetben, ahol a díjmegállapítás nem egységes és gyakran konfliktusforrás, a hedonikus modellek tudományosan megalapozott eszközt nyújthatnak egy átláthatóbb, fenntarthatóbb díjkalkulációs rendszer kidolgozásához. A tanulmány rávilágít arra is, hogy a hazai vizsgálatok sikeréhez elengedhetetlen a szélesebb adatbázis és az egységes módszertani keretek kialakítása, valamint kijelöli a további kutatások irányait, ideértve a vadkárok, a rekreációs hasznosítás és a piaci mechanizmusok részletesebb vizsgálatát.
